Here at the Mortgage Maestro we have access to a large number of lenders so not necessarily. However having a higher credit score can mean that you have access to lower interest rates and more lenders than a poorer credit rating. The Mortgage Maestro can ensure that the mortgage product is matched to your personal requirements.  A fixed rate for one person may be the best option but then not for another person.  The decision is based upon a number of variables including personal circumstances  for example age, credit score and income. There is no fixed answer for this.  Mortgages can be offered for as long as 40 years. The Mortgage Maestro will be able to assess your personal circumstances and advise on the options available to tailor this personally for you. The term ‘costs’ refer to the charges you will need to pay before your mortgage is completed and you collect the keys to your new home. This can include lender arrangement or product fees, solicitor/conveyancing costs and valuation/survey fees. Our advice is initially free and if you decide to use our services you should expect the cost to be between £199 – £999 inclusive of VAT. Lenders may ask for a number of documents but in general the following documents are likely to be requested:

  • Income – (3 months pay slips and P60 for employed and if self employed 3 years Self Assessment (SA302) and self assessment (SA302) overview documents – some lenders may accept just 1 year Self Assessment Forms The Mortgage Maestro will guide you through this)
  • Identification – Passport and Driving Licence
  • Bank Statements – 3 Months
  • Proof of Deposit – Savings or Current, Bank Account statements depending where funds held
  • Gifted Deposit – Some lenders will accept and The Mortgage Maestro will help with this and typically a letter may be required along with further requested documents from the person gifting the deposit

There are a number of variables within this including the mortgage application and the type of property you will be purchasing and the work your conveyancer/solicitor will need to complete. The Mortgage Maestro specialises in obtaining mortgages for self-employed clients. You are classed as self-employed if you own 25% or more of a business.  This can be trickier however as most lenders will want to see that you have been trading for at least two or three years but even if you have been trading for only one year due to the large panel of providers and lenders we have it may still be possible to obtain a mortgage for you. The Mortgage Maestro can apply for a mortgage for you whether you are an EU or non EU citizen.
